Reservation Policy

RENTAL CONFIRMATION FORM

After making your reservation, a confirmation will be sent via email. Please sign and submit the confirmation within 48 hours of the booking date along with your current Driver’s License. Occupancy of a rental residence will not be granted without a valid, signed reservation confirmation in our files and the balance paid in full. A security deposit of $500 is due in addition to the cost of the rental.  The security deposit is fully refundable within (7) days of departure, provided the following provisions are met: (a) No damage is done to property or its contents, beyond normal wear and tear; (b) No charges are incurred due to contraband, pets, smoking, or services rendered during the stay;  (c) No excessive cleaning is required;  (d) No items in the condo are lost, stolen, or damaged; (e) The TENANT (or any of TENANT’S visitors) is not evicted by the owner (or representative of the owner), or the local law enforcement during his/her stay.  By signing this agreement you waive your right to dispute any charges that are deducted from your security agreement regarding this policy.

100% of the rental payment is due in full at the time of booking approval. The Security deposit will be charged to your credit card 7 days prior to the rental period.  If paid by cash or check, the funds must be received at least 30 days in advance.

 

AGE REQUIREMENTS

This condo is best suited to mature guests and families.  It is not suitable for bachelor or bachelorette parties or students on spring break. The minimum age to reserve a condo booking is 25 years old. Reservations made under false pretense are null and void and check-in will not be allowed or guests will be asked to vacate the residence. This policy includes reservations made by parents or guardians who do not check in, and/or who leave overnight during the length of the stay.  Please include the ages of the guests on the inquiry to rent. This is a quiet condo, and our guests need to be respectful of the neighbors. 

 

OCCUPANCY AND MAXIMUM GUESTS

The maximum number of guests per residence is limited to eight. Guests who exceed the maximum occupancy are subject to immediate eviction and forfeiture of all rental payments. Non-compliance with these policies could lead to an eviction.

 

NON SMOKING OCCUPANCY

Absolutely no smoking in the penthouse condo. Smoking is only allowed on the roof top deck.

Cancellation Policy

For a 100% refund of accommodation fees, cancellation must be made 60 full days prior to listing’s local check in time (or 3:00 PM if not specified) on the day of check in. If the guest cancels less than 60 days in advance, the nights not spent are not refunded. If guest arrives and decides to leave early, the nights not spent are not refunded.  If you have questions, or need more information, please contact us: 1-605-940-8588.
